Over 50% of our developments are joint ventures or partnerships. Recent partnerships have been with introducers, landowners, registered providers, local authorities, banks and funders. Local Authorities

Storm works with local authorities in a number of ways:

Affordable Housing:
Storm are enthusiastic about working with local authorities across England to provide high quality homes for affordable rent and shared ownership. Storm's institutional financial backing enables affordable housing can be delivered quickly and in volume, allowing local authorities to meet the needs of the community and realise strategic priorities.

Commissioners:
Storm can find suitable sites for care and supported living. Using secured investment funds, Storm can manage the acquisition, investor, development and on-going management of these properties. To see examples of our supported living developments across a range of local authorities click here.

Estates team:
Storm can work in partnership with local authorities to purchase or develop existing sites to help meet demand using our own funds. This includes:

  • Regeneration projects - - Storm can manage the end to end process of large scale regeneration projects, working alongside it's best in class partner planning & regeneration consultants, national housebuilders, housing associations and institutional investors; and
  • Development of dilapidated housing stock.

Registered Providers

Storm works closely with Registered Providers in the following ways:

  • Management of Affordable Housing Stock
  • Joint Venture development partners - providing turnkey affordable accommodation;
  • Purchase of S106 disposals; and
  • Specialist Supported Housing Developments.
Management of Affordable Housing:
Registered Providers that are looking to expand their housing portfolios tend to partner with Storm to manage our stock for a fee. Storm's model alleviates council housing waiting lists without the need for additional borrowing. Due to Storm’s institutional financial backing, the time-consuming procurement process associated with building new homes is eliminated for the RP. This provides a greater opportunity to grow safely whilst meeting the needs of the local authorities and the community. Storm will be actively bringing sites and opportunities to the Partner RP saving the RP site finder and due diligence fees. The number of managing RPs is growing due to many RPs realising the benefit of managing stock rather than owning it. The benefits include not having large upfront payments to buy stock and having the flexibility to end agreements or leases when the stock becomes older. This allows the RP to always manage newer stock to improve both the tenant experience and keep maintenance costs low.

 

Other key benefits for registered providers:

Organically grow without borrowing or subsidy.

Achieve economies of scale.

Gain efficiencies through consolidation of operational costs.

Housebuilders

We work closely with Housebuilders in the following ways:

  • Purchase of S106 disposals to use for the "Storm Affordable Housing" model.
  • Joint Venture development partners (either utilise land that we are already working on, or find a secured exit for one of your sites);
  • Regeneration projects - Storm partners with large housebuilders to jointly regenerate areas in line with the local authorities’ strategic aims; and

Storm Affordable Housing model:
Developers working with Storm can unlock funding without the need for grants. Storm can offer a higher amount than traditional RPs, maximising house builder returns. Homebuilders can achieve up to 90% OMV on their Section 106 stock.

Our model could allow for an increase in the percentage of affordable homes on developments to help meet planning obligations, assisting house builders to bring forward stalled sites and allow construction of new homes.A partnership with Storm provides a consistent, smooth approach to developing properties and securing planning approval.

Our affordable housing model is being used nationally to deliver affordable homes at scale. Our tenants are aspiring home owners who take pride in their homes and communities, in turn this will increase the values of the open market housing in the surrounding area.

As many of our developments require specialist sector specific knowledge. We partner with architects and consultants that are experts in their niche to ensure that we gain a competitive advantage on all sites. Projects include:

  • Research Consultancy;
  • Operational and Management Consultancy;
  • Viability analysis;
  • Capital Markets Consultancy;
  • Agency; and
  • Valuation.
